VA Appraisals in Miami-Dade & South Florida
Veterans have earned their VA home loan benefit. They deserve an appraisal performed correctly, communicated clearly, and delivered on time. That is the standard I hold on every VA assignment.
What a VA Appraisal Requires
A VA appraisal is more than an opinion of value. It must satisfy the requirements of the U.S. Department of Veterans Affairs as described in VA Pamphlet 26-7: proper comparable selection, market-supported adjustments, an assessment of the property's condition against VA Minimum Property Requirements (MPRs), and a report that the VA reviewer and the lender's Staff Appraisal Reviewer can rely on without revision requests.
With over 40 years appraising South Florida homes, I know what VA reviewers expect — and I build every report to meet that standard the first time, which keeps your transaction on schedule.
How I Handle VA Assignments
- Timeliness. I understand VA timeliness expectations and schedule inspections promptly, because I know a delayed appraisal can threaten a closing date and a rate lock.
- MPR awareness. I identify Minimum Property Requirement issues during the inspection and communicate them clearly, so there are no surprises late in the process.
- Market-supported values. Every comparable is selected for similarity and every adjustment is supported by market data — the kind of analysis that holds up under VA review.
- Direct communication. Lenders and points of contact can reach me directly. Questions get answered by the appraiser, not a call center.
