Litigation Appraisals in Miami-Dade & South Florida
When a property value is headed for a courtroom, mediation, or arbitration, the appraisal has to do more than state a number — it has to survive challenge. I build litigation appraisals to withstand scrutiny.
Built for the Witness Stand
Litigation appraisals differ from lender appraisals in purpose and in pressure. Opposing counsel will probe comparable selection, question adjustments, and test every assumption. My reports anticipate that examination: each comparable is chosen for demonstrable similarity, each adjustment is supported by market evidence — paired sales, grouped analysis, sensitivity testing — and the reasoning is laid out transparently so the logic can be followed and defended step by step.
With 40+ years of residential appraisal practice and years of teaching appraisal methodology to Realtors, I am accustomed to explaining complex valuation analysis in terms judges, juries, and attorneys can follow.
