Estate Appraisals in Miami-Dade & South Florida
Settling an estate requires knowing what the real property was worth — usually as of the date of death. I provide retrospective estate appraisals that attorneys, executors, and families can rely on.
Date-of-Death Valuations
When a property owner passes away, the estate generally needs the property's fair market value as of the date of death for tax filings, probate, and equitable distribution among heirs. This is a retrospective appraisal: I research the market as it existed on that past date — closed sales, listings, and market conditions from that period — and develop a documented opinion of value anchored to it.
Over 40 years of appraising South Florida homes gives me the historical market knowledge these assignments demand, including familiarity with how neighborhoods and values have evolved across the decades.
Who Orders Estate Appraisals
- Estate attorneys preparing probate filings and tax documentation.
- Executors and personal representatives who need a defensible value for distribution decisions.
- Families seeking a neutral basis for buyouts among heirs or for deciding whether to sell or retain a property.
- Trustees and CPAs handling trust administration and tax reporting.
What the Report Provides
Each estate appraisal is a USPAP-compliant report with a clearly stated retrospective effective date, full comparable analysis from the relevant period, and market commentary explaining conditions at that time. The report is written to satisfy the documentation standards that tax authorities and courts expect.
