Divorce Appraisals in Miami-Dade & South Florida
Divorce is difficult enough without disputing the value of the family home. A neutral, professional appraisal gives both parties — and the court — a credible number everyone can work from.
Why a Neutral Appraisal Matters
In a dissolution of marriage, the marital home is often the largest asset to divide. Each side may have its own idea of what the home is worth, and those ideas rarely agree. An appraisal performed by an independent, state-certified appraiser with no stake in the outcome replaces argument with evidence: a well-supported opinion of market value, documented with comparable sales and market analysis.
I have performed divorce-related appraisals across South Florida for over 40 years. My reports are built to be understood by both parties, their attorneys, mediators, and the court.
Retrospective Dates of Value
Divorce appraisals frequently require a retrospective opinion of value — what the property was worth on a specific past date, such as the date of filing or another date set by agreement or court order. I research historical market data, closed sales, and listings from that period to develop a value opinion anchored to the required effective date, with the methodology fully explained in the report.
